The technical detail behind a proper under-sink plumbing repair.
Under-sink pipework is a cluster of small components that all live in a damp, dark, cramped environment. Each one has a different failure mode.
Flexi supply hoses
Braided stainless flexis are the standard connection between the isolation valve and the tap tail. They have a finite life — typically 10–15 years — and fail catastrophically when they go. We replace with WRAS-approved EPDM-lined hoses of the correct length (never coiled, never under tension).
Isolation valves
The small in-line valves that let you isolate the sink without turning the whole property off. They fail by seizing, weeping at the spindle, or partial closure that restricts flow. We replace with a modern lever-style isolator that everyone in the house can operate.
Traps (P-trap and bottle trap)
Modern kitchen sinks usually run a 1.5-inch bottle trap; basins typically run a 1.25-inch P-trap. Failure points are the compression nuts, the rubber washers, and the seal where the trap meets the waste outlet. We replace as a complete unit where the body is cracked or hairline-fractured.
Waste pipe and connections
32mm or 40mm waste pipework from the trap to the wall. Push-fit and solvent-weld both used; both fail at the rubber ring if not seated correctly. We replace failed sections and confirm the fall is correct (minimum 1:40 on a horizontal run).
Dishwasher and washing machine tees
Many under-sink installations include a tee with two appliance connections. These are a common leak source — both at the tee body itself and at the appliance valve. We service and replace as part of the visit.
Basin/sink waste outlet
The sink itself has a waste outlet that compresses against the sink underside with a rubber washer and plumber's putty. Over years the putty dries out and the seal weeps. We re-seat with fresh putty and a new washer.
