Before

Slow drip from a pinhole in 22mm copper running behind kitchen wall tiling. Damp patch had spread 400mm down the plaster and stained the ceiling of the dining room below. Previous plumber had pushfit-patched it twice in two years; both failed inside six months.

After

Removed two ceramic tiles, cut out the corroded 180mm section, soldered in a new piece with end-feed joints (no pushfit), pressure-tested at 6 bar for 20 minutes. Re-bedded the tiles, re-grouted, dried the cavity with a heat gun. Twelve-month guarantee — still dry on the follow-up visit.

Before

Downstairs WC cistern had been refilling every 90 seconds for over two months. Estimated 220 litres of clean water lost per day. Original brass fill valve was scaled and the flush diaphragm had perished — both common failures on cisterns over 15 years old.

After

Isolated the supply, swapped to a new bottom-entry fill valve and a Fluidmaster flush diaphragm. Descaled the inlet, adjusted the fill level 8mm below the overflow line. Cistern now silent between flushes. Water meter reading dropped by 6 cubic metres the following quarter.

Before

Three first-floor radiators stone cold despite the boiler firing. Two-year-old combi system; developer had never balanced the heating after handover. Trapped air at the high points plus uneven flow on the return loop.

After

Bled all nine radiators in sequence, topped system pressure to 1.4 bar, balanced lockshields on the downstairs rads to push more flow upstairs. Used a digital thermometer at flow and return to confirm a 12°C delta-T. Front bedroom now reaches setpoint inside 25 minutes.

Before

Main stopcock under the kitchen sink hadn't been turned in 20+ years and was completely seized. Homeowner unable to isolate the supply for a washing machine swap. Risk of snapping the spindle and flooding the kitchen.

After

Released gland nut, freed the spindle with penetrating oil and gentle leverage, replaced the gland packing and re-greased the threads. Tested full open/close three times — moves freely with two fingers. Labelled the valve and tagged a service date on the pipe.

Before

Homeowner wanted an outside tap for a new vegetable garden but had been quoted £320 by another firm and warned about freezing. Existing route required core-drilling through a 350mm stone wall.

After

Core-drilled the wall, ran 15mm copper from a tee on the rising main, fitted an internal isolation valve in the garage and a frost-proof bib tap with double check valve to Water Regs. Sleeved the wall penetration and silicone-sealed both sides. Survived two -6°C nights the following winter.

Before

Slow drip from a perished flexi tail had been wicking into the cabinet base for months. MDF kickboard had swollen and started to delaminate. Existing isolators were stiff and one had failed open.

After

Replaced both flexis with WRAS-approved 500mm braided tails, swapped both isolator valves, fitted a new bottle trap and bagged-up the old parts to show the homeowner. Dried the cabinet, treated with mould inhibitor, and recommended a local joiner for the kickboard. No leak on 6-month review.
