The technical detail behind a proper overflow pipe fix.

An overflow pipe is a safety device, not a fault. The real diagnosis is which upstream component has failed.

Toilet cistern overflows

Most modern overflows are internal (the fill valve overflows into the pan itself, causing a 'phantom flush' or constant low-level pan refill). Older cisterns vent to an external pipe. Either way, the cause is a failed fill valve or a stuck float — a 30-minute replacement.

Cold-water storage tank overflows

Older open-vented systems have a cold-water tank in the loft, fed by a float valve. When the float valve fails (perished washer, stuck arm, jammed float), water overflows out of the loft and through a 22mm overflow pipe to the exterior. We replace with a Part 1 or Part 2 valve as appropriate.

Hot-water cylinder T&P discharge

Unvented cylinders (Megaflo, Santon) discharge through a tundish to a drain when the temperature and pressure relief valve operates. Constant discharge means either the expansion vessel has lost its charge, the T&P valve itself has failed, or the cylinder is overheating. This is a higher-priority diagnostic — we'll attend on the day where possible.

Identifying which overflow is yours

Different overflows have different pipe sizes and locations — 22mm above kitchen window usually means a toilet, larger 22mm or 28mm under the eaves usually means a header tank. We identify on site.

WRAS compliance

All replacement fill and float valves we fit are WRAS-approved (Water Regulations Advisory Scheme), meaning they meet UK backflow and contamination standards.

When the overflow itself needs work

Occasionally the overflow pipe itself sags, cracks or blocks — in which case water backs up internally. We replace overflow pipework in copper or plastic to current spec and ensure the discharge point is visible and conspicuous (a building reg requirement).
